Why we do not dynamic-price

The industry defense of surge pricing is thin. Our homeowners prefer predictability, and so do our guests.

The argument for dynamic pricing, reduced to one sentence, is that it "captures maximum revenue." The argument against is that a guest who books in April and sees a different rate in August learns that the rate card cannot be trusted.

We post a seasonal rate card. We hold it for the season.

This costs us, by our own modeling, somewhere between three and six percent of gross. Our homeowners have accepted this in exchange for a guest population that returns.
